迪拜的房地产市场（公寓和别墅）在2021年前三个月出现了两极分化的现象。

二手别墅市场的表现明显要好于去年同期，交易量增长了37％，二手公寓的交易量同比增长了41％。另一方面，迪拜期房市场的表现并不乐观，同比收缩了29％。

今年第一季度，迪拜有1.05万套新房产进入市场，预计今年下半年开发商还将交付26500套公寓。

自2014年以来，别墅近期的售价首次出现持续的小幅上升现象，预计这一变化将继续推动别墅销量的增长，尤其是在二手别墅市场。

成熟别墅区The Springs和The Meadows的价格同比增长了10％，其他涨价的别墅区分别Emirates Hills（6％），Palm Jumeirah（4％）和Arabian Ranches（4％），Dubailand别墅区的价格下降了5％，Jumeirah Village Circle别墅区的价格下降了7％。

公寓的平均售价继续疲软，尚未显示出复苏的迹象。

在第一季度，只有Palm Jumeirah公寓的售价出现了明显飙升，涨幅超过了6％，其他地区的公寓价格继续下降，其中Dubailand（-15％）和Dubai Sports City（-13％）是表现最差的公寓区。
